End of lease, bond or vacate cleaning?
They're the same job. "End of lease cleaning" is the common term in Victoria, "bond cleaning" is used because the clean decides how much of your bond comes back, and agents often call it a "vacate clean". You may also see it called a move-out clean.
In Victoria, renters are expected to leave the property reasonably clean and in the same condition as the entry condition report, allowing for fair wear and tear. The agent compares the two at the final inspection, and cleaning is a frequent reason for a claim against the bond.
A professional end of lease clean is scoped to that inspection — not a general tidy-up. That's why we work from the agent's checklist and photograph the finished property.
What affects the price
- Number of bedrooms and bathrooms
- The property's condition — built-up ovens, grout and range hoods take longer
- Number of living areas, plus garage, balcony or alfresco
- Extras such as carpet steam cleaning or external windows
- How soon you need it — short-notice cleans depend on availability
We give a fixed price before we start — not an hourly rate that grows on the day.
Before your clean
- Remove all belongings and rubbish — an empty property gets the best result
- Leave the power and water on, including hot water
- Check your entry condition report so we can match any items the agent noted
- Arrange key access if you won't be there on the day
- Book the clean before your final inspection, not after it

Questions we get asked
- How much does end of lease cleaning cost in Melbourne?
- Our end of lease cleans start from $320 for a studio or 1-bedroom unit, $380 for a 2-bedroom, $480 for a 3-bedroom with 2 bathrooms and $580 for a 4-bedroom, GST included. The oven, inside cupboards, and windows and tracks are included. Carpet steam cleaning is $40 per room. We confirm a fixed price before we start, based on the property's condition.
- Do you guarantee the bond back?
- No honest cleaner can guarantee a bond decision — it also covers damage, rubbish and gardens. What we guarantee is the clean: if the agent flags a cleaning item within 7 days, we come back and fix it free.
- Is end of lease cleaning the same as bond cleaning?
- Yes. End of lease cleaning, bond cleaning, vacate cleaning and move-out cleaning all mean the same job: cleaning the property to the standard the agent checks at the final inspection.
- Do you follow the real estate agent's checklist?
- Yes. We clean to the items property managers check at the exit inspection. If your agent has given you their own checklist, send it through and we'll work to it.
- Is carpet steam cleaning included?
- Carpets are vacuumed as standard. Steam cleaning is an optional extra, quoted separately — many leases require it, so check yours.
- Should the property be empty?
- Ideally yes — an empty property lets us reach every surface and gives the best result. We can work around remaining furniture, but those areas are excluded from the re-clean guarantee.
- Do I need to be there during the clean?
- No. Many clients arrange key access through the agent or a lockbox, and we photograph the finished property.
- How soon can you do an end of lease clean?
- We often fit cleans in the same week, depending on our schedule. Book as early as you can, and always before your final inspection.
- What happens if the agent isn't happy?
- Tell us within 7 days of the clean. We'll come back and re-clean any cleaning item the agent has flagged, at no charge.

Commercial & Office Cleaning
We hold ongoing contracts for offices, warehouses and business parks from Dandenong through to Pakenham. You get a written scope, the same cleaners each visit, and a direct line to the owner rather than a call centre.
Builders & Post-Construction Cleaning
Construction dust settles three times before a property presents properly. We work in rough, detail and final stages so your site is photograph-ready for handover, and we can mobilise a crew for tight completion dates across the growth corridor.
Childcare & Kindergarten Cleaning
Childcare cleaning is a health and compliance task before it's a presentation task. Every cleaner on a centre is WWCC-cleared and police-checked, and we clean to a documented high-touch schedule you can show an assessor.
